We check the old fitting first, match the new one to what the bench or wall already has, and sort the paperwork. Salt off the open bay works into brass tapware in the older cottages near Margate Parade, so plenty of fittings here reach the end of their run rather than their repair limit.

A tap that only drips is a repair job first, so start on the tap repairs page for washers, seats and cartridges. For everything else in these rooms, our tap and toilet plumbing page sets out the full range.

What Decides the Right Replacement Tap

A mixer sends both supplies through one spout, worked by one lever or a pair of handles; separate taps keep a spout each for hot and cold. That choice shapes everything else, because the new tap has to suit what is already in place. We check four things before recommending anything:

  1. The holes

the number and width of the holes already cut in your sink or basin set which taps will fit without rework.

  2. The mounting

a deck-mounted tap bolts through those holes, while a wall unit feeds off pipes hidden in the wall, so switching between them changes the wall or the basin as well.

  3. The isolation valves

a valve on the supply line shuts water to that one tap, so the whole house does not have to go off.

  4. The connections

the fittings waiting under the sink or in the wall have to line up with the new tap's tails.

What the Labels on a Tap Box Mean

WaterMark certification is product certification: it verifies a tap meets the safety and fit-for-purpose requirements of the Plumbing Code of Australia. The Water Efficiency Labelling and Standards scheme, known as WELS, registers a tap for water efficiency and puts its star rating and usage on the label. A licensed plumber can only legally install a tap carrying both marks.

Queensland adds one building rule on top. Business Queensland sets a 3-star minimum for tap fittings and states the requirement does not apply to renovations.

Buying online brings its own checks. A listing has to show the WaterMark trademark, the product specification and licence number, plus the WELS registration number or model name with its star rating and usage figures:

  • Both product databases are searchable by model name before you buy.
  • Ask the seller for anything missing rather than guessing.

Do You Need a Licensed Plumber to Fit a Tap

Fitting a replacement tap counts as licensed work in Queensland, and the only tap job on the QBCC's unregulated list is a jumper valve or washer. Everything beyond that small part is ours to do, and the paperwork splits by what the job is:

  1. A like-for-like swap

is minor work: a QBCC licensee does it, no permit applies and no Form 4 is lodged.

  2. A new or relocated fixture

makes the job notifiable when the building already exists. No council permit applies, but we report it to the QBCC on a Form 4 within ten business days of completing it.

  3. A shared drain, or a dual reticulated water supply

turns the job into permit work, so we apply to council before starting.

Rentals add one more layer. A tenant needs the owner or manager to sign a Form 23 before attaching any fixture, and a request should not be unreasonably refused. If a fixture goes in without that sign-off, the owner or manager has three options:

  • treat it as a breach and work through the dispute;
  • accept it as an improvement; or
  • take the fitting out and bill the tenant for the cost of doing so.

Which Rental Taps Meet the Water Limit

Queensland tenancy rules let an owner pass the full water bill to a tenant only when internal cold taps and single mixers run at 9 litres per minute or less. The limit covers taps over a kitchen sink, laundry trough or hand basin, mixers included. Bathtub taps, garden taps and taps feeding washing machines or dishwashers do not have to meet it.

At the last census a fair share of Margate homes were tenanted, so this limit comes up on our runs. The Residential Tenancies Authority suggests owners keep receipts, packaging, warranties and plumbing reports as proof the taps pass. Garden taps sit outside the rule; the outdoor tap repairs page covers those.

What Changes the Price of a Tap Replacement

Five things drive the price: the tap type, whether the isolation valves and connections can serve again, whether the holes suit the new tap, access under the sink, and how many taps you replace. For a relocated fixture, the Form 4 lodgement fee is paid by us and can be passed on, admin costs included.

Census figures put 27.9 per cent of homes here owned outright and another 28.8 per cent on a mortgage, and owners in both groups tend to pick tapware that lasts. Whatever you choose, you get a fixed quote before any work starts, so the price is settled before a spanner moves.

How Your Tap Replacement Runs

  1. 1

    Tell us what's happening

Call (07) 3523 7121 or send the form with a few details about the problem in Margate. A clear description helps us bring the right parts.

  2. 2

We match the tap to the job

We measure the holes, check the mounting and test the isolation valves and supply connections under the sink or basin, then confirm the new tap suits everything we find.

  3. 3

    Approve a fixed price

You get a fixed quote before any work starts, with flat-rate pricing and no hidden fees. Nothing goes ahead until you say yes.

  4. 4

    Pay when it's finished

Pay by card or EFTPOS on site once the job's done, or ask about Fix now, pay later. If the cistern is next on your list, toilet installation covers that side of the room.

Tap Replacement Questions From Margate

Call (07) 3523 7121

What do WaterMark and WELS mean on a tap?

WaterMark is product certification verifying a tap meets Plumbing Code of Australia requirements. WELS, the Water Efficiency Labelling and Standards scheme, registers a tap and puts its star rating and water use on the label. A licensed plumber can only legally fit a tap carrying both marks.

Does a tap replacement in Margate need a permit or Form 4?

A like-for-like swap is minor work, so no permit applies and no Form 4 goes in. Moving the fixture or adding one makes it notifiable: no council permit, but your plumber lodges a Form 4 with the QBCC. A shared drain or a dual reticulated supply turns it into permit work.

Can a tap be added or moved to a new spot in a Margate home?

Yes. Adding or relocating a fixture in a building that already exists is notifiable work for a licensed plumber. Your plumber reports it to the QBCC on a Form 4 within ten business days of finishing. No council permit applies unless the building has a shared drain or a dual reticulated supply.

What is the tap flow limit for Queensland rentals?

Queensland tenancy rules let an owner pass the full water bill to a tenant only when internal cold taps and single mixers run at 9 litres per minute or less. The rule covers taps over a kitchen sink, laundry trough or hand basin. Bathtub, garden and appliance taps sit outside it.

Do taps in Queensland homes need a minimum WELS rating?

Yes, with one exception. Business Queensland sets a 3-star minimum for tap fittings, and the same page states the requirement does not apply to renovations. Every tap sold in Australia carries WELS registration with its star rating on the label.
