Tap Repairs in Margate
Behind nearly every dripping tap in Margate sits one worn part, and a licensed plumber finds it on the spot. A washer tap shuts the flow with a rubber washer pressing onto a valve seat, while a mixer does the same job inside a ceramic cartridge. Margate Plumbing Services handles tap repairs across Margate, from pre-war cottages to the newest apartments.

How Tap Type Decides the Repair
Washer taps and mixers wear out in different places, so the tap on your basin decides what the repair involves.
A washer tap works through two handles, each turning several full rotations, and a rubber washer on the spindle presses onto the valve seat to close. A mixer blends hot and cold behind one lever that moves a quarter turn, and seals inside its ceramic cartridge.
Under the spindle of a washer tap sits the jumper valve, the small carrier that brings the washer to its seat. When that washer or the seat beneath it wears, the drip starts.
A worn cartridge is swapped as a complete unit, matched to the tap's make and model, because fittings vary between brands. Stiffness or grinding when you turn the handle points to grit or wear in the spindle or cartridge, even when the tap still shuts off.

Where the Leak Shows and What It Means
Water dripping from the spout once the tap is closed off means the part that seals the flow has failed. Where the water shows up tells you which part:
Drip from the spout
the washer or its seat on a washer tap, or the cartridge on a mixer.
Water appearing at the handle during use
worn O-rings or the spindle seal.
Damp at the base or beneath the bench
worn O-rings, a connection below that has worked free, or a body crack.
Before any repair, the water needs shutting off at the fixture's isolation valve, or at the main valve on the meter if there isn't one. Check first that the hot water system, or anything else fed by that line, can cope with the supply being off.
A cistern that runs all night is a separate fault, dealt with on our page for toilet repairs. Hose taps in the garden follow the same logic, and outdoor tap repairs has its own guidance.

Tap Repairs for Owners and Tenants
Queensland law lets a householder do exactly one tap job without a licence. The QBCC lists replacing a washer or its jumper valve as unregulated work for anyone with the know-how and skill, provided the finished job meets the standards.
Every other tap repair, including putting in a whole new tap, is work for a licensed plumber. The QBCC calls the rest of this work minor: a licensee carries it out, no permit applies and no Form 4 is lodged.
Rentals work differently. A dripping tap is not an emergency under the Act, so it falls on the routine side: the tenant tells the agent or owner, who must arrange the fix in a reasonable timeframe.
If nothing happens, the tenant can lodge a Form 11 notice to remedy breach, which sets a seven-day minimum for the owner or manager to act.

What Decides Repair or Replace
Four things set the bill: the tap's style, the part that has worn, the condition of seat and body, and how easily the water can be isolated at the fixture. We confirm the figure in a fixed quote after looking at the tap, before any work begins.
Repair stops making sense in a few situations:
- the body is cracked or heavily corroded;
- the valve seat is past dressing smooth;
- a new washer or cartridge still doesn't hold;
- the parts and labour together would outrun the cost of a replacement fixture.
Where a new fixture is the answer, our guidance on choosing one sits on the new tap options page.

Old Cottages and New Builds in Margate
Building activity here has run hot, with area-level approvals counting 321 dwellings over five years and population up an estimated 4.6 per cent from 2020 to 2025. Most of those new homes went in as volume builds, and their taps are nearly all mixers, so a failed cartridge has to be matched to the exact model fitted at build time.
Older cottages, like the ones behind Humpybong State School on Ernest Street, more often keep washer taps with brass bodies the sea air has spent decades working on. Both ends of that spread land on our regular run.

Tap Repair Questions From Margate
Call (07) 3523 7121Why is my mixer tap leaking at the base?
Worn O-rings are the usual cause, though a loose fitting under the bench, or a crack in the body, produces the same sign. We isolate the water, strip the tap and confirm which one it is before quoting.
Can I legally change a tap washer myself?
Yes, for the washer or jumper valve only. The QBCC classes that swap as unregulated work for a householder with the know-how, though the finished job still needs to meet the standards. Cartridges, spindles and whole new taps are licensed jobs.
Is replacing a ceramic cartridge a licensed job in Margate?
Yes, because a cartridge is not named on the QBCC's unregulated list. The repair is minor work performed by a QBCC licensee, without a permit or a Form 4, and we match the replacement part to your fixture.
How much does it cost to fix a leaking tap in Margate?
The price depends on the tap's style, the part that has worn, the condition of the seat and body, access to an isolation valve and the number of taps involved. We set it in a fixed quote after inspecting the tap, before work starts.
How much water does a dripping tap waste?
A slow drip can waste thousands of litres over time, and the loss lands on your water bill. The fix itself is priced by the same drivers as any tap repair, set in a fixed quote once we've seen the tap.
